Injecting a wall that is suffering from a cracked gutter means paying twice: once for the injection, once for the real repair. So we start by measuring.

Moisture readings at several heights, inside and out, the state of joints, sills and outlets. We write down what we found, and the quote separates the cause from the reinstatement.

If the cause is not our trade, a roofer, a plumber, we tell you.

Brussels housing

Why so many Brussels houses are damp.

Most Brussels houses were built between 1880 and 1930, in solid brick, with a buried cellar and no damp-proof membrane. The brick touches the soil, and the soil is wet a good part of the year.

Add a valley, the Senne, with a water table close to the surface in Anderlecht, Forest and Molenbeek, the Maelbeek in lower Ixelles, terraces built on party walls, and a century of small repairs. Your house is not badly built. It is a kind of building that has to be read before it is treated.

The questions we actually get.

What does damp treatment cost?

It depends on the cause. Injection is priced per metre of wall, tanking per square metre, a terrace joint repair per item. The visit and the written quote cost nothing; a figure over the phone would be a guess. Belgian market ranges are on our prices page.

Does insurance cover it?

For sudden water damage, a leak, a storm, often yes, for the damage. For the cause itself, rising damp, slow ingress, a damp cellar, almost never. Our reports are written to be read by an insurance assessor: dated, measured, photographed.

The water comes from the neighbour. Can you prove it?

We can record where it passes and put it in writing. A serious report checks your own side first, a terrace, a joint, an outlet, before pointing at the other. That is what makes it hold up. Nothing gets repaired at the neighbour's without their agreement.

Does injection actually work?

Yes, when the problem really is rising damp and the job is done in full: holes at the right height, enough product, desalting, re-rendering with a render that breathes. An injection applied to a leak or to condensation does nothing, and that is what gives the method its bad name. Hence the diagnosis first.

How long before the wall is dry?

Roughly a month per centimetre of thickness. A 30 cm brick wall dries over several months. We tell you when to repaint, and we do not repaint before.

Do you also do the plastering and painting afterwards?

Yes. Infiltration Bruxelles is the damp arm of Freitas Group, which does renovation and painting. One quote can run from the cause to the last coat.

Is the diagnosis free?

The visit to draw up a quote, yes. A written report, for an insurer or a dispute, is a separate service, priced before the visit.

Do you come outside Brussels?

Brussels, all nineteen communes, and Brabant wallon as far as Wavre. Travel for the quote is not charged within that radius. Further out, ask: you will get a straight answer.
