Survey
A report that holds up is one that checks your own side first.
For an insurer, a neighbour, a seller or a building manager, you need it in writing: where the water passes, what was measured, what was tested, and what remains to be proven. We write it to be read by someone who disagrees with you.
When it is useful
A neighbour dispute: the water comes, you think, from the terrace or the wall next door. An insurance file: the company's assessor has concluded, you disagree, or they refer you to a specialist. A purchase: a cellar that smells, a repainted tide mark, and you want to know before signing. A co-ownership: ingress in a common part that nobody wants to take on.
What the report contains
Moisture readings at several heights and several points, with the instrument and the date. Photos, dated and located on a simple plan. What was tested, targeted hosing for instance, and what it showed. The hypothesis of origin, and what supports it. What remains uncertain, stated as such. And a separate repair quote, cause on one side, reinstatement on the other.
A report that names the neighbour without having checked your own terrace does not hold up against an opposing expert. Ours starts there.
What it is not
We are a contractor, not court-appointed experts. In legal proceedings the court appoints an expert; our report is then a technical exhibit, useful and precise, not a ruling. You remain free to have the work done by whoever you choose.
What it costs
The written report is a fixed-fee service, announced before the visit according to the size of the property and what needs testing. It is separate from the visit for a works quote, which stays free. If the works are then entrusted to us, the fee is deducted.

Can you prove the water comes from the neighbour?
We can record where it passes, measure it and write it down. Definitive proof sometimes takes a joint survey with the other party present. Our report is what lets you arrive at that prepared.
How long until I get the report?
A week after the visit, generally. Longer if a test has to wait for rain or a second visit.
Does the neighbour have to agree?
To look from your side, no. To enter their property or touch their structure, yes, and always in writing.
Can I have the work done by someone else?
Yes. The report is yours. The attached quote is a proposal, not an obligation.
